Renovation of a historic structure built in the early 1900s into a 9-story structure with 174 studio apartments for low income residents. Amenities include a gymnasium, a theatre/auditorium, a café, laundry facilities, multipurpose spaces, a childcare center and a health clinic. Seismic renovations to the existing structure included adding shotcrete shear walls in numerous locations, and steel construction was used to expand the building to additional floors. Historic tax credits were used for some financing, requiring extensive cataloguing, preservation, and repair of historic elements. Self-performed scopes included selective demolition, concrete forming, rough carpentry, and miscellanious minor specialties.
